Moisture Control

A crawl space is out of sight, and moisture counts on that. Water seeps up from bare soil, vapor rises with it, and damp wood is a standing invitation to wood-destroying insects. Our moisture control service finds where the water is coming from, then dries the space out with a vapor barrier and proper ventilation.

A DRY CRAWL SPACE, FROM THE GROUND UP

Water: A licensed specialist inspects the crawl space for standing water and traces it to its source: plumbing, roof, or wall leaks, clogged gutters and downspouts, or soil that slopes toward the foundation.

Vapor barrier: A vapor barrier is installed directly over the soil to hold ground moisture down and lower the moisture in the wood above it.

Vents: Good airflow in the crawl space, the attic, and bathrooms carries damp air out, holds humidity under 60 percent, and keeps the wood dry.

WHAT A DAMP CRAWL SPACE ATTRACTS

Termites: Damp soil and wet wood are what termites look for, and a wet crawl space has both. See our Termite Control page.

Carpenter ants: They nest in wood that leaks, condensation, or poor airflow have already softened. Dry wood gives them nowhere easy to start. See our Carpenter Ant Control page.

Mold and rot: Wet wood that isn’t dried within a day or two can grow mold, and it rots and smells musty long before anyone goes down to look.

We keep refining our services, training, and systems because better doesn’t have a finish line. The standard isn’t simply to do the job well. It’s to keep finding ways to do it better.

FREQUENTLY ASKED QUESTIONS

Your nose usually knows first. A musty odor is a common early sign, along with condensation, damp insulation, standing water, stained wood, or pests that keep turning up in the lower part of the building.

Stop the water, then dry what’s left. That means repairing leaks, getting rain to drain away from the foundation, covering the bare soil with a vapor barrier, and keeping air moving through the vents. Skipping the source and only covering the ground leaves the problem in place.

Yes. Termites and carpenter ants both go after damp wood, and many other pests are drawn to damp, protected places. Drying the crawl space removes one of the main conditions that lets them settle in or come back.

It stops water vapor in the soil from rising into the air under the building. Less vapor means lower humidity in the crawl space and drier framing overhead.

Coverage. A vapor barrier covers the soil. Encapsulation is a bigger job that lines the ground, the walls, and the support piers to seal the whole space.

It depends on the size of the crawl space and the condition it’s in. We inspect it first and give you a free quote with a clear price for your property.

Give it somewhere else to go. Slope the soil away from the foundation and keep gutters and downspouts clear. Firewood, mulch, and wood debris hold moisture, so keep them back from the foundation too.

Yes. Waterproof paint or sealant on exposed wood surfaces keeps water from soaking in. It works best after the source of the moisture has been fixed.

Regularly, and right away if you notice a musty smell, pooling water, or damp wood. Routine inspections are how wood stays dry, because a crawl space problem is easy to miss until it’s large.

You can, but it’s easy to get wrong. A barrier laid over wet wood or debris, or left with loose sections where water pools, can trap moisture and grow mold underneath. Proper installation is what makes it work.
